Quick and easy solution!
One possible hiccup (?) :
I created menus named 1-Bedrooms and 2-Bedrooms. The shortcode worked for 1... but not 2... (instead, displayed ALL links). I changed that to 3-Bedrooms - worked fine. Back to 2-Bedrooms - problem was back.
Solution was to use two-Bedrooms instead of 2-Bedrooms (better standard anywau). Still, a possible glitch...
